Stage 1: Site Survey and Scope Definition
Before any contract is signed, a detailed site survey is essential. This means measuring the space, documenting existing conditions (water damage, structural issues, outdated wiring), and recording what's staying versus what's being replaced. Scope creep — where the project grows beyond the original brief — almost always traces back to a site survey that was rushed or skipped entirely. We spend two to three hours on a first survey for a full villa renovation and document everything photographically.
Stage 2: Design and Material Selection
Once scope is agreed, material selection begins. This is where clients often spend more time than expected — the difference between a three-week material selection and an eight-week one can shift the entire project timeline. We provide material samples and, where possible, digital visualisations of key spaces. Clients who make material decisions promptly get the earliest start dates.
Stage 3: Civil and Structural Works First
Any work touching walls, floors or structure must come first. Removing old tiles, breaking through walls for new openings, rerouting plumbing — all of this creates dust and debris that would damage subsequent work. Civil works set the substrate that every other trade builds on top of.
Stage 4: MEP — Mechanical, Electrical, Plumbing
Electrical and plumbing rough-ins happen after civil works and before any wall cladding or ceiling installation. This is the stage that's invisible in the finished villa but critical to get right. Mistakes here are expensive to correct once walls are closed. Our MEP team works directly alongside our civil team — no waiting for separate contractors to become available.
Stage 5: Carpentry, Aluminum and Partitions
With structure and MEP in place, the visible transformation begins. Gypsum ceilings, wall cladding, custom joinery, built-in wardrobes, aluminum doors and glass partitions — this is the stage that takes the most time and where the design intent becomes real.
Stage 6: Finishes and Handover
Painting, flooring, fixtures, hardware, smart locks and final cleaning are the last stage. A professional handover includes a full walkthrough with the client to verify every element against the agreed scope before any final payment is made.
