Both gypsum board and Plaster of Paris (POP) ceilings are common in UAE homes, and both can look excellent when well-executed. But they have different cost profiles, installation times and long-term performance characteristics — and the right choice depends on your budget, your design intent and how long you plan to stay in the property.

Gypsum Board Ceilings

Gypsum board (also called drywall or plasterboard) is manufactured in standard-sized panels and fixed to a metal framework suspended from the structural ceiling. It's faster to install than wet-applied plaster, more dimensionally consistent, and easier to incorporate with LED strip lighting, recessed downlights and HVAC vents. In the UAE's high-humidity coastal areas, moisture-resistant gypsum board is available and should be specified for bathrooms and kitchen areas.

Advantages: Faster installation, better for integrated lighting, easier to repair after water damage (replace panels, not whole sections), fire-resistant options available. Slightly higher material cost than POP.

POP (Plaster of Paris) Ceilings

POP is applied wet and formed on site, which allows more complex curved profiles and ornamental cornices that gypsum board cannot easily replicate. It's the traditional method and still preferred by many clients seeking a more classical interior style. The skill of the plasterer determines the quality — POP done well is excellent; POP rushed or done by an unskilled team cracks, discolours and separates.

Advantages: Better for ornate profiles and curved designs, can be marginally cheaper in materials. Higher dependence on skilled labour. Slower to cure.

Our Recommendation

For most modern UAE villa and apartment projects, gypsum board is our default recommendation. It's more forgiving to install correctly, integrates more cleanly with modern lighting and HVAC, and performs consistently over time. POP is the right choice for specific traditional or ornate design briefs where curved profiles are a design requirement.

  • Modern interiors, recessed lighting, open-plan spaces → Gypsum board
  • Traditional or ornate profiles, curved cornices → POP
  • Wet areas (bathrooms, laundries) → Moisture-resistant gypsum board only
