After delivering commercial fit-outs across Abu Dhabi, Dubai and the Northern Emirates for over two decades, the same gaps come up again and again. They're not failures of budget or ambition — they're planning oversights that experienced contractors see immediately and that first-time clients discover the hard way. Here are the seven most common.
1. No Reflected Ceiling Plan Before Carpentry Starts
A reflected ceiling plan (RCP) shows exactly where every light fitting, smoke detector, sprinkler head and HVAC vent sits in the ceiling. Starting joinery or partition installation without a finalised RCP leads to expensive repositioning when the MEP team arrives and discovers conflicts. Always finalise the RCP before any carpentry or partition work begins.
2. Underestimating the Electrical Load
Retail and F&B clients regularly underestimate their electrical requirements. A café fit-out with espresso machines, refrigeration units, display lighting and HVAC can easily require 60+ amps. The building's available supply and your actual load must be confirmed early — upgrading the supply later is expensive and disruptive.
3. No Storage Planned into the Layout
A retail store without enough back-of-house storage forces product and packaging into visible areas that undermine the brand. An office without a server room or cable management plan looks cluttered within weeks of opening. Storage is the element most often sacrificed in the layout phase to gain a few more square metres of customer-facing space — and regretted almost immediately after opening.
4. Acoustic Planning as an Afterthought
Open-plan offices in particular suffer from poor acoustics when they're designed without specifying acoustic treatments. Hard surfaces — concrete floors, glass partitions, plasterboard ceilings without acoustic tiles — amplify ambient noise to levels that affect concentration and phone calls. Address acoustics during the design phase, not after the fit-out is complete.
5. Signage Positions Not Coordinated with Structure
Large format signage — fascia signs, reception wall branding, directional systems — needs to be fixed to structural elements. If the carpentry or partition installation doesn't account for signage mounting points, the final result involves visible fixings, patched walls and compromised sign positions.
6. No Snag Period Built into the Timeline
Every fit-out has a snagging list — minor items that need rectification after the main works are complete. A realistic project timeline includes at least one week of snagging time before handover. Clients who plan to open the day after handover are setting themselves up for a stressful first week.
7. Municipality Approval Timelines Underestimated
Fit-outs in the UAE require municipality approval before work can begin, and approval timelines vary by emirate and by the scope of works. In Abu Dhabi, approval for a significant commercial fit-out can take three to six weeks. Factor this into your overall timeline from day one.
